What is a Point Dume beach key, and how does it work?

What is a Point Dume beach key, and how does it work?

A Point Dume beach key gives eligible users access through a particular private gate or route to the beach. It is an amenity associated with certain properties, not something every Point Dume address includes. Which gate you can use, who qualifies and how access carries over to a buyer or tenant depend on the property and the applicable rules. [1]

If you’re looking for a place on Point Dume, you’re probably thinking about spending more time outside. Walking down to the beach. Getting in the water. Having a place to come back to when the day is done. A beach key can be part of that, but I’d want you to see how it works before making it part of your plans.

So, what does the key actually get you? Which way do you go down? And can you use it if you’re renting? Let’s go through those questions. I also have a townhouse on Heathercliff Road worth looking at, whether you’re thinking about buying or leasing.

Do all Point Dume homes include a beach key?

No. Beach-key access is specific to the property. A Point Dume address, an ocean view or a nearby gate does not establish that a home includes access. Local guides describe several separate access groups, and eligibility should be checked for the individual home. [1]

I’d start with the house, then look at the trip to the beach. How far is the gate? Are there stairs? Think about carrying your board down, or bringing the chairs back up at the end of the day. Those little details tell you a lot about how you’ll use a place.

What is the difference between Riviera I, II and III?

They refer to different private access routes, with different ways of getting down to the beach. Broadly, Riviera I is associated with vehicle access near Zumirez Drive, Riviera II with a walking trail, and Riviera III with a route involving stairs near Grayfox Street. These are general descriptions, not a determination of any home’s rights or current access conditions. [1]

My advice is to see the route for yourself when access is available. Walk it. Look at the stairs and the way back up. You’ll have a much better feel for it than you will from reading “beach key” in a listing.

Does a beach key mean the beach itself is private?

A private access route and ownership of the shoreline are different things. California’s coastal guidance explains that land seaward of the mean high tide line is generally public, while dry-sand ownership and public easements vary. A key should not be described as exclusive ownership of the beach. [2]

When we look at a home together, we’ll sort out the route that goes with it and the rules for using it. That’s the part you want to understand.

Can renters use the beach key that comes with a home?

Sometimes, but it needs to be confirmed for the particular rental. Do not assume that an owner’s access automatically becomes a tenant’s access. For 29239 Heathercliff Road #12, the lease listing states that tenants may obtain a Little Dume beach key, subject to eligibility and access terms. [5]

If renting makes more sense for you right now, let’s talk through it. We’ll check who can use the key, how you get it, any fees or deposits, the guest rules and what happens when the lease ends. You want those answers before you sign.

What should you confirm before buying or leasing a home with a beach key?

Get the access details in writing. Then think about whether they work for you. These are the questions I’d put on the list:

  • Which gate and route does this property qualify to use?
  • What documents establish that access, and who administers it?
  • What must a new owner or tenant do to obtain a key?
  • Are there fees, deposits, guest limits or other conditions?
  • Are the gate, trail and stairs currently usable, and are there temporary restrictions?

For a purchase, have the relevant title and access documents reviewed during due diligence. For a lease, make sure the agreed access arrangements are clear in the lease documents. We can help gather the information and bring the right questions to the people responsible for the access.

Can you buy or lease a Point Dume townhouse with a beach key?

The loft gives you some extra space to work with. And having your own garage is useful for more than just the car. Come walk through it and think about how you’d use the space. Those everyday details matter just as much as the address.
