The Smart Buyer’s Guide to Ski Season in Mammoth Lakes

By Danielle Dutcher

As we plan for the 2026-27 ski season in Mammoth Lakes, it is a good time to think beyond the next ski trip. If this is the year you hope to stop renting and start owning, start with the practical details. This guide is about turning that excitement into a thoughtful purchase.

Start with how you will actually use it

Before you look at a single listing, get honest about the split. How many weekends a year will you realistically be here? Will family and friends fill the gaps? Do you need rental income to make the numbers work, or is it a bonus? A home that is perfect for ten owner weekends a year can be the wrong home for forty rental nights, and the other way around. The right purchase starts with your calendar, not the listing photos.

Ski access comes in flavors

Walk to the lifts is the dream, and homes near the Village gondola, Canyon Lodge or Eagle Lodge can put access high on the wish list. Compare actual walking routes, seasonal lift operations and shuttle stops. A home farther from the lifts may offer a different balance of space, parking, price and quiet. Neither answer is wrong. What matters is matching the access to how your group actually skis. Toddlers in ski school have different math than a crew chasing first chair.

Read the HOA like it matters, because it does

Most Mammoth condos carry HOA dues, and the range between complexes is wide. Ask what the dues cover: snow removal, exterior insurance, hot tubs and amenities, reserves for roofs and paving. Then read the rental rules and any pending special assessments. Two condos at the same price can be very different purchases once the dues and reserves are on the table. Explore Mammoth Lakes neighborhoods and communities, then request the documents for the specific association.

Rental rules are property specific

If renting matters to you, verify it for the exact property, in writing. The town regulates short-term rentals, many areas zoned for single family homes do not allow them at all, and some HOAs restrict them even where the town allows them. Long term and seasonal leasing follows different rules. Never underwrite a purchase on income the property is not permitted to earn.

Mountain homes have mountain homework

Roofs carry snow loads here. Pipes freeze in cold snaps. Heating systems work hard through the colder months. Budget for a real inspection, ask about roof age and snow management, and plan for the unglamorous costs: snow removal, firewood or propane, and a house checker if the home will sit empty between storms. Insurance deserves an early call too. Ask a licensed insurance professional for property-specific quotes and coverage details early in your purchase review. If the California FAIR Plan is an option, ask what it covers and whether supplemental coverage is needed. Get quotes before you fall in love, not after.

The questions we ask every buyer

Which base area fits your skiing? Do you want the Village buzz or a quiet residential street? Garage or carport when two feet falls overnight? How does the home feel in the quiet season, not just on a powder weekend? Explore our Mammoth resources before you tour, then compare the details at each address.

Buy the winter you will actually live

The smartest Mammoth purchases we see are not the flashiest. They are the ones matched to a real calendar, a real budget, and a real plan for the weeks nobody posts about. Build those three into your decision before you commit.

Talk it through with us as you plan your ski season. We will help you compare the property details with the way you want to spend your time in Mammoth.
